Stick an NFC tag on each spare filter and link it to its system once. The tag holds only its chip ID: no address, no personal data.
When the new filter goes in, hold your phone near its tag. Filterping knows which system the tag belongs to.
Confirm it's installed. The countdown restarts, and a reminder arrives before the next change is due.

Invite a tenant with a single-use code that expires after 48 hours. They see the countdown for their system, can record a change themselves, and can ask you for filters.
A small reader (ESP32 with a PN532 NFC module) mounted by the unit checks on a schedule that a tagged filter is in place. It reports over Wi-Fi first, or LTE on the cellular model. A check-in is never counted as a filter change.
No signal by the furnace? The change is saved on your phone and sent as soon as you're back online.
